At a recent Home Owners Association meeting, residents overwhelmingly approved a $4 million amenities improvement package.

Construction will begin in September on the new amenities area, which is planned to include 11 tennis courts, two connected pools, a new playground and a new community center. It is expected to be fully completed in May 2009.

Each homeowner will pay approximately $674.00 a year in increased dues for the project, which nearly doubles the HOA fees to $1,424.00 a year. New HOA payments will start in January of 2009.

City Of Milton’s First 4th of July “Citizen” Parade - Georgia

The City of Milton, in the state of Georgia, is holding its first “Citizen Parade” for the July 4th holiday.  Any Milton resident looking to show off city pride on Independence Day can head down to Milton City Hall for a little fun and camraderie. 

The plans are still being finalized, but the basic idea is to let anyone who has ever wanted to be in a parade to simply join in on the march, fun and festivities.  That means kids, parents, singles, couples and even pets.  All you need is the desire to march and have city pride.  You don’t even need a prop, just show up says Linda Blow, volunteer coordinator for the city and parade planner. 

The parade route will begin at the corner of Deerfield and Webb at 10 A.M., City Of Milton In Fulton County Georgia, A New City Near City Of AlpharettaJuly 4th
and will proceed along Deerfield Parkway.Plans are also in the works for face painting,

Views At Coleman Village-Roswell Townhomes-Best Of Both Worlds

I recently had the pleasure to visit the community of
Views At Coleman Village in Roswell Georgia, located off of Highway 9 and Marietta Highway, just after Willeo. This community is located in Fulton County and built in 2003. There are 106 Brick Front, Traditional Style, Town Homes. Views At Coleman Village Town Homes, Condominuim In Roswell Georgia Real Estate, Prudential Georgia Realty,

The location is wonderful. Minutes to Highway 400. Close enough to Atlanta and the historic, antique district of Roswell and tucked quietly away at a very affordable price. These Town Homes are close to new in age. 3 levels usually starting with a garage at the terrace level. You enter through the front door and you feel like you are in the main part of the home.

Crown molding and wainscoting with open stairs and railings to the 2nd floor and 3rd floors. This layout provides  room to entertain and stairs open to the 2nd and third floors. You get a feeling of a contemporary, open floor plan yet cozy and formal. No closed and locked door from the terrace level to continue up the stairs, but instead a nice open flow to entertain and live in fully.

Some Town Homes have a bonus room on the terrace level that is great for a theatre or pool table/family room.

The association fee reflects that though, with only a $150.00 association fee a month. Pretty Low compared to other comparable communities, in the Roswell area.

Most of the Town Homes, in Views At Coleman Village, have a fair amount of wood floors throughout, some have bonus rooms, and the school districts are terrific.

Adjustable-Rate Mortgages, Just The Facts!

Mortgage rates in home buying, North Atlanta Real Estate, Homes In Georgia For sale, Mls, Mortgage Foreclosure HomesAdjustable-rate mortgages (ARMs) differ from fixed-rate mortgages in that the interest rate and monthly payment can change over the life of the loan. ARMs also generally have lower introductory interest rates vs. fixed-rate mortgages. Before deciding on an ARM, key factors to consider include how long you plan to own the property, and how frequently your monthly payment may change.

Why choose an adjustable-rate mortgage?
The low initial interest rates offered by ARMs make them attractive during periods when interest rates are high, or when homeowners only plan to stay in their home for a relatively short period. Similarly, homebuyers may find it easier to qualify for an ARM than a traditional loan. However, ARMs are not for everyone. If you plan to stay in your home long-term or are hesitant about having loan payments that shift from year-to-year, then you may prefer the stability of a fixed-rate mortgage.

Adjustable-rate mortgages have three primary components: an index, margin, and calculated interest rate.

The interest rate for an ARM is based on an index that measures the lender’s ability to borrow money. While the specific index used may vary depending on the lender, some common indexes include U.S. Treasury Bills and the Federal Housing Finance Board’s Contract Mortgage Rate. One thing all indexes have in common, however, is that they cannot be controlled by the lender.

The margin (also called the “spread”) is a percentage added to the index in order to cover the lender’s administrative costs and profit. Though the index may rise and fall over time, the margin usually remains constant over the life of the loan.

Calculated interest rate
By adding the index and margin together, you arrive at the calculated interest rate, which is the rate the homeowner pays. It is also the rate to which any future rate adjustments will apply (rather than the “teaser rate,” explained below).
Adjustment periods and teaser rates
Because the interest rate for an ARM may change due to economic conditions, a key feature to ask your lender about is the adjustment period–or how often your interest rate may change. Many ARMS have one-year adjustment periods, which means the interest rate and monthly payment is recalculated (based on the index) every year. Depending on the lender, longer adjustment periods are also available.

An ARM can also have an initial adjustment period based on a “teaser rate,” which is an artificially low introductory interest rate offered by a lender to attract homebuyers. Usually, teaser rates are good for 6 months or a year, at which point the loan reverts back to the calculated interest rate. Remember, too, that most lenders will not use the teaser rate to qualify you for the loan, but instead use a 7.5% interest rate (or calculated interest rate if it is lower).

Rate caps
To protect homebuyers from dramatic rises in the interest rate, most ARMs have “caps” that govern how much the interest rate may rise between adjustment periods, as well as how much the rate may rise (or fall) over the life of the loan. For example, an ARM may be said to have a 2% periodic cap, and a 6% lifetime cap. This means that the rate can raise no more than 2% during an adjustment period, and no more than 6% over the life of the loan. The lifetime cap almost always applies to the calculated interest rate and not the introductory teaser rate.

Payment caps and negative amortization
Some ARMs also have payment caps. These differ from rate caps by placing a ceiling on how much your payment may rise during an adjustment period. For example, if the interest rate rises during an adjustment period, the additional interest due on the loan payment may exceed the amount allowed by the payment cap–leading to negative amortization. This means the balance due on the loan is actually growing, even though the homeowner is still making the minimum monthly payment. Many lenders limit the amount of negative amortization that may occur before the loan must be restructured, but it’s always wise to speak with your lender about payment caps and how negative amortization will be handled.

Campbell Tire Company: Alpharetta Family Business, Run The Old Fashioned Way

For 21 years, Campbell Tire Company, located in Alpharetta Georgia, has been successful by doing one thing……..and doing it well.  Alpharetta resident David Campbell opened his retail store February 1st, 1987 on North Main Street in Alpharetta.  At the time, it was considered just about out of town, but times have changed.  Campbell has not.

David Campbell operates his store based on the wisdom his grandfather imparted to him early on, “Take care of your customers, and they will take care of you.”  Call it old fashioned values, but Campbell figures if you want your customer to come back, provide good service in a timely fashion at a fair price. 

Campbell’s store looks as old fashioned as his values.  He parks his vintage tow truck out front, where his vintage building and iconic big red “Drink Coca-Cola” sign remind you of years past.  As I drove past his store a few years ago, my tire was going flat.  I was always intrigued by the tire store and its antiquated look.  As I went inside, it was close to quitting time and I mentioned my flat tire.  As I waited, David put my car on the lift and after 15 minutes, came to tell me I had a nail in my tire and that he pulled the nail and patched the tire. 

All at about 15.00 or so.  I am now a loyal customer.  When I thought I needed brakes, once again I brought my car into Campbell and I was advised I had about 20% left on the pads.  David advised me to come back in about 3 months.  How is that for service! Visit their Web Site.

Atlanta Area Housing Market “Vibrant”
