Current Economic Market Creates The Best Features, Finishes and Value For Housing In Forsyth County, GA

This past weekend, I found myself visiting
new home communities throughout South Forsyth County
to see the current inventory and the latest features and upgrades as builders try to reduce their new home inventory.
As I toured these homes, I was struck by the incredible finishes and upgrades that made these
$500,000 properties look and feel like a million dollars.
Communities included Vickery Springs In Cumming Georgia. This neighborhood of Newer Homes are still available for sale. Builders include Osley Builder and Carriage Homes Inc. Below is an example of a Carriage Homes Quality Home. Full of details galore from heavily detailed tray ceilings to built in bookcases.

Features like heavy crown mouldings on both the main and 2nd level, Master bedrooms with sitting area’s and fireplaces, kitchen’s and keeping rooms that exuded warmth and elegance. Granite counters and intricate full tile backsplash. Stack stone columns surrounding the gas oven. Full bathrooms for every bedroom. Finished basements with home theatres. Outdoor Fireplace. The list goes on and on.
What I found interesting is that each community had wonderful unique qualities, was beautifully maintained and all offered tremendous value for the dollar. While I have always found the Northern Atlanta area to be affordable in regard to housing, the finishes and features now make these houses “fully loaded”, akin to upgrading the Toyota to a Lexus.
If you have the financial means and have entertained the thought of shopping or looking at new home communities, you will be excited to see what’s in store for you.

UPDATE!! Board of Education Abandons Freemanville High School Site!!

The Board of Education announced they have moved its plans for a High School off Freemanville Road in Milton. It seems the two factors that led to the announcement is the community complaints from deep pocketed neighbors along with a preferred parcel that became available.
The school system has now purchased the 64 acre parcel of land at the southeast corner of Bethany Bend and Cogburn Road, from local developer David Chatham, where it will build the new high school.

The preferred parcel, also in Milton, was originally slated for housing, but due to the continued weak demand for new construction, David Chatham went back to the school board and offered it for sale.

The original 117 acre parcel on Freemanville Road will still hold the middle school, with any unneeded acreage to be eventually sold off for other development.
The new Milton High School will sit directly across from Kings Ridge Christian School and has easy access to Highway 9 and the Georgia 400.

Regional Shopping Mall Coming to Northern Alpharetta Area

The Taubman Companies passed their first hurdle in what will be many in the coming year as they look to build a regional, enclosed shopping mall complex at Union Hill Road and Georgia 400 in northern Alpharetta.
The developer specializes in high end malls, typically anchored by
Nordstroms, Saks and Neiman Marcus.The Taubman company is considered one of the best shopping mall operators,
as shopping centers are measured in total dollars per square foot,
and Taubman always leads in this key metric.
I am personally excited, as I am familiar with the Taubman company, and they build a high end, luxury property, blending beautiful architecture with local topography.
