Lake Arrowhead In Cherokee County, Your Not Dreaming!

Lake Arrowhead in Georgia is located in a gated private community near the town of Waleska, GA. It is Georgia’s largest Lake Arrowhead Viewsprivate man made lake at 540 acres, construction on the dam started in the late 1960’s. 14 miles of shoreline surrounds the water and the lake measures two miles from the North end to the South end. Being fed by a spring leaves it always full or nearly full, and it boasts depths of up to 80 feet.

Browns General Manager Phil Savage Becomes Franchise Savior

     Its April 15th, 2008, just less than two weeks before the NFL draft. At this time of the year, Owners, General Managers and Coaches of untalented teams in the NFL are looking for the next superstar they can draft to help bring their team back to respectability. In the past, this was the situation that the Cleveland Browns organization was in. A struggling team looking for that superstar player that would help them win more games than they lost, which was a bigger problem for them than you would think. From 1999-2006 the Browns had only had one winning season, and zero playoff wins. Year after year they were the laughing stock of the NFL, and the only time Browns fans were ever given hope was in the NFL draft. This year its different because the Browns do not have a 1st, 2nd, or 3rd round draft choice, and for the first time in a very long time, thats nothing to be concerned about. This is because of Browns General Manager Phil Savage, who has helped bring the Browns from the cellar of their divison, to bonafied contenders.

     When Phil Savage, the Baltimore Ravens former General Manager, was hired by the Browns in 2005 they were a franchise who seemed to draft the wrong player year in and year out. In 1999 the Browns had the number one overall draft choice and used it to select quarterback Tim Couch who went on to have one of the most memerable careers in Browns history, but not for a good reason. To give you and idea of how Couch’s career went with the Browns, The NFL Network listed Couch in their top 10 draft busts of all time. In 2000 the Browns again had the number one overall draft choice and this time selected Courtney Brown, a defensive end from Penn State. Ever heard of him? Dont worry, your not the only one. The next three years did not get any better, as the Browns selected Gerard Warren with the third overall pick in 2001, William Green with 16th overall choice in 2002, and Jeff Faine with the 21st overall choice in 2003. None of these players play for the Browns any longer. Warren is a journeyman backup defensive lineman, William Green is no longer in the NFL, and Jeff Faine is the center for the Tampa Bay Buccaneers, his third NFL team.

     When Phil Savage was hired by the Browns in 2005, his job was to make sure these sort of horrible draft mistakes did not happen again. So far, he has lived up to the expectations. In just three seasons as the Browns General Manager Phil Savage has drafted 4 players in the first round. Two of them, wide reciever Braylon Edwards and offensive tackle Joe Thomas, have already been selected to the Pro Bowl. Kamerion Wimbley, the Browns team leader in sacks for the past two seasons, and backup quarterback Brady Quinn are the other two selections Phil Savage has made in the first round. Perhaps the best draft decision Phil Savage has made was not really a draft choice at all. Joshua Cribbs, a wide reciever and kick returner, was not selected by any team when he entered the Draft in 2005. Phil Savage signed him as an undrafted Free Agent, and in just three NFL seasons Cribbs has become the Browns greatest kick returner of all time.

To see how important Phil Savage has been to the Cleveland Browns all you need to do is look at the players the Browns have sent to the Pro Bowl. From 1999-2004, the Browns only sent one player to the Pro Bowl. In the Phil Savage era, 2005-2008, the Browns have already sent six players to the Pro Bowl, and one alternate. Savage has not only been a genius in drafting players, but also in signing players in Free Agency. Phil Savage was not afraid to offer running back Jamal Lewis a contract when every other team in the NFL said he was over the hill and injury prone. Savage turned out to be correct yet again, as Lewis went on to have the best season a Cleveland Browns running back has had since Hall of Fame running back Jim Brown retired. Savage also signed quarterback Derek Anderson, a fromer 6th round pick, when the Ravens put him on waivers in the 2005 season. Derek Anderson is now a starting pro bowl quarterback for the Browns. Savage’s decision to sign Anderson is a huge reason why the Browns are able to sit back, relax, and watch the first three round of the NFL draft, while the Ravens, Phil Savage and Derek Anderson’s former team, are still searching for the next superstar that can help bring them back to respectability.

make a blanket statement about how the housing market in general is poor across the country.  These statements are a great exaggeration to the Atlanta housing market and the Alpharetta, North Fulton area. 

The much publicized bubble was never more than a small bump here in Atlanta.  The states of Florida, California and Nevada saw housing prices double and triple between 2001 and 2006.  During this same period, homes prices in Atlanta increased a modestly 4 percent to 5 percent per year.  Price increases in other parts of the country were unsustainable, and what goes up eventually comes down.  Naturally, whatever part of the country saw the biggest increase in home prices are now experience the painful reality of downward adjustment. 

Stock Market Crashes

Does everyone remember the stock technology bubble of a few years past?  How certain stocks kept going up and up and up.  When those certain stocks came crashing back down, it sent ripples to other area’s of the stock market, but as a whole, the healthy companies maintained their due, steady course. 

While fear and uncertainty have caused the number of overall home sales to fall in the Atlanta area, home prices have maintained a steady course.  Homes are much more than commodities to us, it is where we make our lives.  The majority of house moves are discretionary.  If the housing market is unfavorable, discretionary buyers and sellers sit and wait.  This will cause a decline in the number of homes sold without having much of an effect on prices. 

Home prices in the Atlanta area are somewhat immune to large price drops as we have the benefit of a wonderful safety net.  The Atlanta area adds about 150,000 people per year.  In the last six years, we added about 800,000 people, a growth rate that was the highest in the nation.  Almost 2 million people are expected to move here over the next 12 years.  With so many people moving to the Atlanta, Fulton County area, the demand for housing will remain strong. Visit Video From President Dan Forsman Prudential Georgia Realty.

While there are approximately 100,000 homes on the market today in the Atlanta area, it will not take long to absorb them based on our current growth rate.  This is particularly the case as homebuilders started cutting back on new construction 3 years ago and permits for new homes have fallen dramatically. 

Home Sales On The Rise in North Atlanta, North Fulton Georgia AreaHome buyers are under the impression that getting a mortgage in today’s market could be difficult.  Despite all the hoopla about the mortgage crunch, it is surprisingly easy to get a mortgage if you have decent credit.  While the same cannot be said for buyers with bad credit, buyers with decent credit have every mortgage program option available to them, including stated income and no documentation.  Buyers with poor credit represent less than 10 percent of the market.

Cincinnati Reds Future Looking Bright With 1-2 Punch Of Cueto And Volquez

     With the past pitching woes of the Cincinnati Reds, the emergence of young flamethrowers Johnny Cueto and Edinson Volquez have Reds fans beaming with joy. Just two starts into his career, the 22 year old Cueto has pitched over 13 innings while throwing an amazing 18 strikeouts to zero walks, and only allowing 3 runs, resulting in his 1-0 record.

    24 year old Edinson Volquez, also with a 1-0 record, is off to a great start as well. In his one and only start for the Reds, Volquez pitched just over 5 innings, only allowing 1 run and 2 walks, while recording eight strikeouts. Even though both pitchers debut occured in Great American ballpark, a park notorious for allowing homeruns, Cueto and Volquez only gave up one run each. If both Cueto and Volquez can continue to throw their 98 MPH fastballs and nasty off speed pitches, these two alone can help form a great starting rotation for the Reds for years to come.

Forsyth County Clears Way for Taubman Mall Development

The county commission voted 5-0 to approve the zoning overlay district specifically drawn for Taubman’s new mall which will be built at McFarland Road and the Georgia 400.  Part of the deal includes two upscale department stores, such as Nordstrom, Neiman Marcus or Saks Fifth Avenue.  The development will also include high-end housing and class “A” office space.  Economic impact to Forsyth county could reach a potential of 1 billion dollars on our bedroom community, which was recently ranked the nations 13th wealthiest county.  More info on Forsyth County.

The new mall property will have a direct impact on North Point Mall in Alpharetta.  Taubman executives have said the shopping mall could be open within 3 years of final county approval.

Alpharetta Amphitheatre To Host Big Names This Summer!

Against the Arizona Diamondbacks on April 3rd, 2008, Cueto struck out 10 batters, the most by a Red in 10 years, and only allowed 1 hit in 7 innings.
